The operation is part of the complete renovation of an office complex located in the 15th arrondissement of Paris, above the Gare Montparnasse, and contributes to the overall transformation of the neighborhood.
This major and particularly constrained urban context gives the project an ambitious technical and architectural dimension.
The restructuring project features a great programmatic diversity and incorporates particularly high technical constraints, notably related to the existing configuration (high-rise building regulations, fire safety requirements concerning third parties, interface with the existing structure).
The project includes a wide variety of façade systems—unitized façades, tall steel curtain walls, specific glazed elements, etc.—aimed at ensuring high levels of performance, durability, and architectural quality in a particularly demanding technical environment.
In particular, the project includes an aluminum unitized façade composed of 2.80-meter-wide and 3.05-meter-high “scale-like” panels, featuring a large full-height vision area, an opaque return incorporating a ventilation opening and/or smoke exhaust system, as well as an aluminum cassette providing both solar protection and floor-to-floor C+D coverage.
The environmental missions are structured around a comprehensive bioclimatic approach that includes :
- Energy : analysis of the existing building’s energy consumption and SED studies aimed at meeting the targets of the 2050 Tertiary Decree;
- Carbon : a life cycle assessment (LCA) including technical packages, integration of reuse strategies within the project, and a CRREM study to evaluate the decarbonization trajectory in relation to the objectives established by the Paris Agreements;
- Comfort : visual and hygrothermal comfort studies, as well as parametric analyses to support the selection of materials for natural ventilation openings and the optimization of solar shading placement.
This integrated environmental approach provides guidance for technical and architectural decisions, leading to a high-performance, durable, and exemplary renovation.
