The project involves the restructuring and underpinning of existing infrastructure located within the footprint of a previously demolished building, as well as the construction of a new eight-story superstructure.

The new superstructure is a lightweight, low-carbon hybrid timber-and-concrete design, intended to minimize impact on the existing infrastructure.

Expertise employed

The superstructure consists of a timber–concrete floor system with post-and-beam elements, glued-laminated timber joists, and prefabricated concrete slabs. Structural choices were made to achieve an optimal balance between lightness, carbon footprint, and economic efficiency. The project adds five additional levels to the existing building. A concrete transfer level was created, with reinforcement of the infrastructure levels and underpinning of the foundations. Temporary stability of the affected levels was also studied.

The facades consist of block curtain walls on the upper floors, designed to accommodate differential settlements between timber and concrete load-bearing elements. On the ground floor, gridded curtain walls serve as the facade for the restaurant spaces.
